I would argue that you can ignore most of what the so called 'real estate gurus' say... I have worked for and with some of the biggest Pension Funds, Hedge Funds, wealthiest families that control billions in commercial real estate. In short, I have know what and why they invest in specific properties and what they stay away from.
These strategies and insights are not taught to outsiders.
If you've worked in commercial real estate for 10+ years for one of the top 1-2 investment sales teams in a major city in Canada or the US, you probably understand the game. For outsiders, it would be highly unlikely that you would truly appreciate and understand how the big boys invest, partner, JV and trade commercial properties.
Those making millions and billions each year trading commercial properties, on the inside have no reasons to share these trade secrets with outsiders. They can make lucrative profits serving the needs of these insiders.
It's only in the last 3-4 years that crowdfunding for commercial properties has become more mainstream and opened the commercial market to average people.
While the average person can now put $50k into a crowdfunded deal- it doesn't mean it's a good investment. And, you're still at the mercy of the person in charge- who you may not have any relationship with.
You'll see one of my fundamental rules for investing in to control the deal or making sure I'm working with someone I have experience with. It's for this reason, I want to get this book in the hands of anyone looking to invest in commercial real estate.
Whether you are investing actively (you find the property and purchase it) or passively (you place your money with someone who does the work for you), this book is meant to show you the pitfalls and how to protect your investment. There are important rules for investing in the right property, person and structure.
This book is like having the ability to go for lunch 1x a week for a year and ask someone who's syndicated more than 65 Million in real estate deals and helped others with more than a quarter of a billion in sales.
But this is just the beginning of what I'm sharing with you because you're getting...
